Purchasing a plot of land

Sometimes people wish to purchase a plot of land belonging to another person. This might be simply to extend your garden or you may be intending to buy a larger plot of land in order to build houses on it.

It is important to be aware that property is registered at the Land Registry. Whilst in practical terms you can hand somebody some money and move a fence without notifying anybody, legally speaking the Land Registry would indicate that the land is still owned by the original owner which could result in you losing both your money and the land when one of you attempts to sell your property.

As property specialists, we can ensure that the plot of land which you are purchasing is legally split away from the original title registered at the Land Registry and registered as an entirely separate plot of land or added to your existing property. Legally this is called a Transfer of Part.
